Complete Guide to Home Loans & Tax Benefits in India (2026 Edition)

12 June 2026SVI Financial Advisory
Complete Guide to Home Loans & Tax Benefits in India (2026 Edition)

Strategic insights on interest rate optimization, maximum tax deductions under Sec 24(b) & 80C, and loan eligibility factors.

!Key Takeaways

  • 1Maximise tax deductions up to ₹2 Lakhs under Sec 24(b) for interest and ₹1.5 Lakhs under Sec 80C for principal repayment
  • 2Joint home loans allow co-applicants to claim separate individual tax deduction limits
  • 3Keeping your CIBIL score above 750 can unlock up to 0.50% lower interest rates from major banks

Buying a property is often accompanied by securing a home loan. When structured correctly, a home loan is not just a liability — it is a powerful tool to save significant income tax while building long-term real estate equity.

1. Tax Deductions on Home Loan Interest (Section 24b)

Under Section 24(b) of the Income Tax Act, self-occupied property owners can claim up to ₹2,00,000 per financial year against interest paid on their home loan. Key details:

  • Construction must be completed within 5 years of loan sanction.
  • If the property is rented out, there is no upper cap on interest deduction, subject to loss set-off rules.

2. Principal Repayment Deductions (Section 80C)

You can claim up to ₹1,50,000 annually under Section 80C for the principal component repaid during the financial year. Stamp duty and registration charges paid during property purchase also qualify under 80C limits.

3. Double Tax Benefits through Joint Home Loans

Applying for a home loan jointly with your spouse, parent, or sibling offers a massive tax advantage:

  • Both co-borrowers who are co-owners can claim up to ₹2 Lakhs each on interest (Total ₹4 Lakhs/year).
  • Both co-borrowers can claim up to ₹1.5 Lakhs each on principal (Total ₹3 Lakhs/year).

4. Crucial Tips for Interest Rate Reduction

To ensure your home loan EMIs remain affordable over a 15-20 year horizon:

  • Maintain a credit score of 750 or higher for concessionary interest rates.
  • Opt for annual partial pre-payments to cut overall interest payload by 30-40%.
  • Choose Repo-Rate Linked Lending Rate (RLLR) for fast transmission of RBI rate drops.
